Statement For Woodpecker Cottage
Self-catering accommodation
Introduction
The
cottage is semi-detached. It is on three floors and has no bathroom
on the ground floor (although it does
have a WC on that floor). Whilst clearly there are some limitations
with this layout and (to ensure the safety
of all guests) our premises are only suitable for those with mobility
/ visual / hearing impairment who are
accompanied, we have thought carefully about accessibility: for
example, on all the staircases and in the
bathrooms we have fitted grab rails at key points; and the lighting
throughout the house is bright (with dimmers).
The following statement is a summary of our provision. If you
have any specific questions please feel free to call
us and we will endeavour to help.

Arrival
& Car Parking Facilities

On arrival to the property there is a fairly steep and narrow
drive, with parking for three cars.
A fourth car can be parked in the lane, tight to our front hedge.
- However,
once cars have come to rest, the ground is level and the nearest
car can be parked just three metres
from the front door
- The
path to the house is level and the front door is at ground level.
- The
front door entrance is narrow. However, there is a second entrance,
down the drive and round the back of the house,
via a terrace which leads directly off the main sitting room.
There are two steps down from the drive to the back terrace.
- There
is security and external lighting operated by movement sensors
Ground
floor
- The
front hall is 77cm wide.
- The
floors throughout this floor, and the rest of the cottage, are
polished wood, with rugs.

The front hall leads directly to the open plan dining/sitting
room/kitchen. There are two steps down to the seating area of
the sitting room from the dining area.

There is a high chair, and toys, puzzles and DVDs are provided
for children.

There is a TV (with Sky channels and teletext) and a sound system,
both with remote controls.

You step directly from the sitting area out onto a wide, brick
terrace.

The kitchen has an undercounter fridge, oven and dishwasher,
an electric hob, an eye-level microwave and an eye-level freezer.
The floor is quarry tiled. There is a cordless kettle and a
lever tap. The kitchen is open-plan to the dining/living room
and is built in a U shape.

There is a WC on the ground floor, with a wash handbasin and
“easy hold/turn” taps. There is a step down into
this WC from the hall.

While there are no ground floor bedrooms, there is a study at
the front of the house, on the ground floor. This converts,
flexibly, into a bedroom (a bed can be carried down from upstairs)),
and is one yard from the ground floor WC.

There is a night-light in the hallway which comes on automatically
in the dark.
The
garden
- There
is a table, a bench and 4 chairs (all heavy wood) on the brick
terrace which leads from the sitting room

There are four wide, shallow brick steps leading down from the
brick terrace to the rest of the garden. These have no handrails.

The rest of the garden is laid to lawn. It is terraced at one
point.

The garden is fully enclosed, and toys and extra facilities
(such as paddling pools) are supplied for children.
Stairs
up to first floor
The
staircase up to the first floor is 78 cm wide (the treads are
20 cm high), with a “turn” at the bottom of the
stairs. There are handrails to each side and a grab-rail on
the “turn”.
First
floor bedrooms
- There
are three bedrooms (two singles, with additional fold-up beds),
and one double.

There is a chair in each bedroom.

Hairdryers are provided.
-
There are bedside lights in each bedroom, central lighting,
and additional lights on the chests of drawers that are in each
bedroom.

There is a WC and hand basin on this floor.
-
There are three “turned” stairs up to a mezzanine
level, with a grab rail on these stairs.
-
There is a shower room and hand basin on the mezzanine level.
The shower room has a tiled floor and there are two steps down
into the shower area, with grab rails. The taps are “easy
grab/turn”.

This shower area (which is sunken) also becomes a “Roman
bath”, and is delightful for small children.

There are two travel cots
Second
floor (attic conversion)
- A
staircase 78 cm wide with treads 20 cm high leads to the second
floor. It has a banister on one side.

There is a laundry area.
-
There is a bathroom/WC, with a bidet, grab rails on the bath
and“easy grab/turn” taps.

The double bedroom has an ordinary window (pivot) and a velux.
-
As this is an attic, the ceiling height is restricted in some
parts of this room.

There is a TV with remote control and teletext.
Pets
Assistance
dogs are welcomed and there are wonderful (but hilly) walks
straight from the front door.
Miscellaneous
- Laundry
is provided.

Mobile phone reception is reasonable.
-
There are fire extinguishers on all floors, and pivot hung windows
for easy access onto a sloping roof from the upper floors at
the back of the cottage.

We are a no smoking building and garden.
